By booking a stay with us, you agree to these Terms and Conditions in full. Zoarii reserves the right to update or modify these terms at any time, and continued use of our services constitutes acceptance of those changes.

Booking and Guest Policy

• Maximum Occupancy: Zoarii accommodates a maximum of 4 guests only.
  Adults Only: This is a strictly adults-only retreat. We do not permit children under any circumstances.
• No Pets or Parties: Pets, parties, events or large gatherings are strictly prohibited.
• Minimum Stay: A minimum two-night stay is required for all bookings.
• Wellness Environment: Zoarii is designed as a peaceful, luxury wellness retreat. Guests are expected to respect the tranquillity of the space and surrounding area.

Damage and Payment Policy

By booking your stay, you agree that any damages, breakages, or losses caused during your visit will be charged to the credit card used for your reservation. We reserve the right to recover the full cost of repairs or replacements if damage occurs beyond reasonable wear and tear.

Intellectual Property

All website content, including images, branding, design elements, and written material, is the intellectual property of Zoarii and may not be reproduced, copied, or distributed without prior written consent.

You must not:

• Republish or reproduce material from our website for commercial use.
• Modify, adapt or create derivative works from our content.
• Use our content for any marketing purposes without our written permission.

Acceptable Use of Our Website

You agree to use the Zoarii website only for lawful purposes and in a way that does not interfere with the enjoyment or use of the site by others. Zoarii is not liable for failure or delay in performing any obligations due to events outside our control, including but not limited to natural disasters, pandemics, government restrictions, or severe weather events.

Governing Law and Jurisdiction

These Terms and Conditions are governed by the laws of Victoria, Australia. Any disputes will be handled exclusively in the courts of Victoria.

These Terms and Conditions, along with our Privacy Policy, constitute the entire agreement between you and Zoarii in relation to your stay and use of our website.
