There is strictly no parties or other guest allowed to the property this is not a party house it has been designed to unwind and be within the natures elements. Zoarii has been curated for guest that want a luxury relaxing stay.

Yep!! The wellness area is in the studio a short walk from the main dwelling (35 steps to be exact), there you will find a 4 person sauna, a cold plunge and private gym. Please respect this area by keeping it clean and wiping it down after use!

We encourage you to bring your own food and drinks. The house includes a full kitchen, fridge, freezer, and essential condiments. Local restaurant recommendations will be provided upon booking. If you use menu Log there are some delivery services.

We have a Telsa EV charging station onsite if you drive down in a EV its free to use for guest. We also encourage you to use the Cowes Taxi service.

We encourage you to switch off! But we know many people need to keep in touch with work and loved ones so we have free Hight Speed Starlink Wi-Fi.

Zoarii is best suited for adults. Babies under 6 months (non-crawling) are welcome. Due to the layout and environment, it’s not suitable for toddlers or older children. This is strictly adults only.

No. Zoarii features double-glazed windows, cross-ventilation via louvres, and double insulation to keep it cool in summer and cozy in winter. We also have 2 split systems and ceiling fans in the house to keep you cool on those extra hot days. But best to let in the sea breeze.

We have 2 split systems to easily keep the house warm in winter and our suspended fireplace can be lit by sophisticated customers upon request as there are some best practises.

Yes! Guests are welcome to explore the private grounds. Please stay within fenced areas and avoid entering neighbouring paddocks for your safety. Guest are encouraged to go out the back fence to enter the Berrys Beach to Pyramid Rock costal walk.

Our Outdoor bath is the perfect place to unwind and have a hot bath as you look over the ocean and farm cliff tops. Listen to the ocean and feel the sea breeze hit your face as it is open air. The bath has a roof over it so it can be enjoyed on those rainy days also.

We have 3 fully flushable toilets that are on a septic tank that process the waste in a sustainable way and the water is used to keep the grass green. Please don’t flush anything other than toilet paper down the toilet.

Bring weather-appropriate clothes, hiking shoes, sunscreen, insect repellent, food, and your favourite drinks. We supply kitchen basics, a fridge, and select condiments. A detailed checklist will be emailed before your stay.

You’ll receive a key code 48 hours prior to arrival. Please wash dishes, take rubbish with you, lock up, and close the farm gate when leaving.

Once your booking is confirmed, we’ll email you the exact address, key box instructions, and local recommendations.

Zoarii uses rainwater and holds over 25,000 litres of fresh rainwater. Please be mindful when showering or using the baths. The water may take around 30 seconds to get hot as the water is pumped from our tanks behind the studio.

You will see our local family of swap wallabies that frequent the property daily, cape baron geese, purple hens, rabbits, and do be mindful of some copper head snakes on the walking tracks in the warmer months

We monitor fire danger and will alert you to any regional warnings. In case of evacuation, exit via the main road and leave gates open behind you. The property is designed with minimal fire risk and is in a low fire zone.

No worries, please contact us ASAP so we can arrange repairs before the next guests arrive. We retain your card for 7 days post-checkout in case of major damage.

Zoarii is strictly for 4 guests ( 2 couples) (+ baby under 6 months). Please do not invite others during your stay. It’s all about privacy and serenity.
