Cancellation Policy

At Zoarii, we are a small, private luxury stay with limited availability. Each booking is reserved exclusively for you, so cancellations and changes can affect our ability to rebook those dates.

Standard Cancellation Policy

Guests may cancel their booking up to 30 days before check-in and receive a full refund, less any payment processing or booking platform fees that may apply.

Cancellations made between 14 and 30 days before check-in will receive a 50% refund of the accommodation total.

Cancellations made within 14 days of check-in are non-refundable.

Date Changes

Date changes may be requested up to 30 days before check-in and are subject to availability. Any date change may result in a price difference depending on the new dates selected.

Date changes requested within 30 days of check-in are not guaranteed and may be treated as a cancellation.

No-Shows & Early Departures

No-shows and early departures are non-refundable.

Weather & Personal Circumstances

Zoarii is located in a coastal rural setting, and weather conditions can change. Unfortunately, we cannot offer refunds for weather, illness, travel delays, change of plans, or personal circumstances outside our control.

We strongly recommend guests purchase travel insurance to protect against unexpected changes.

Property Access & Guest Requirements

All guests must comply with Zoarii’s house rules, including our adults-only policy, maximum guest limit, no pets, no parties, and no extra visitors. Failure to follow these requirements may result in cancellation of the booking without refund.

Security Bond

Any security bond or pre-authorisation will be handled separately from the accommodation booking and released after checkout, provided there is no damage, excessive cleaning, missing items, or breach of house rules.
